People invest in real estate with the hopes that the prices of the properties they acquire will eventually go up. This difference between purchase price and the property's current market value is called capital gains.

capital gain depend upon the area where the land is.. some of the rural areas nearer to metro cities rank high in real estates.

Capital gains, dividends, "carried interest" and all those other loopholes are still INCOME, and should be taxed as such.

If you make an investment in something, I see no reason to pay taxes on the "dividends" until you get your original investment back. That's right, 0% on the original investment amount.
But anything earned after that should be taxed as regular income.
